Capital Health, headquartered in Abu Dhabi, is a private integrated healthcare group operating two healthcare facilities in the UAE. One of which is the Specialized Rehabilitation Hospital (SRH). This medical facility is a specialty hospital providing acute and long-term rehabilitation, along with inpatient, outpatient and home care capabilities. Affiliated with the Shirley Ryan Ability Lab, Capital Health brings together stakeholders, physicians, clinicians, therapists and nursing staff for the betterment of healthcare.

THE PROJECT The G+10 storey building (24,000 sqm) was a previously distressed asset that required reignition. To recover this project, we developed a bespoke procurement strategy allowing the design, construction works, and operational briefing to run in parallel. The medical facility has 165 patient bedrooms including 15 ICU bedrooms, 1 VVIP, 6 isolation rooms and 11 VIP / HDU rooms, along with three procedure rooms and eight outpatient consultancy suites. The hospital has eight state-of-the-art gymnasiums, a hydrotherapy pool, dedicated floors for pediatric care, a full radiology suite with MRI and CT scans, fully equipped laboratories, and a pharmacy. OUR APPOINTMENT We were appointed to provide Project, Design and Cost Management, during the precontract and post contract stages with the addition of Construction Management services at post contract stage. Given the complexity of the project and the timeline, we coordinated with a multitude of specialist healthcare requirement providers, planners, authority compliance specialists’ medical vendors and design consultants, while applying our knowledge and expertise to develop a robust design and a delivery strategy in the absence of final technical data for individual medical equipment. THE BENEFIT Due to the project’s recovery status, we provided significant benefit by establishing a new starting point. We assisted our client to redefine their project brief in order to appoint appropriate Specialist Design Consultants, Healthcare Planners and Contractors. Our client’s key driver was programme, and with emerging requirements impacting the building fabric, MEP installations and medical equipment selections, we were a constant presence on site, monitoring progress, quality and site management to ensure best practice governance, speedy decisions and clear direction was provided to the design team and contractors. With this streamlined approach, the hospital was able to admit its first patient in Q2 2019 just 20 months following our appointment.
