PROJECT UNDERSTANDING

The project brief as understood can be summarised as follows .

Omniyat, aims to capitalize on approximately 600 car parking bays distributed over Basement Level 4 and above in The Opus tower in Business Bay. To unlock the monetization of these parking bays, Omniyat is contemplating various avenues. The primary options under consideration are the introduction of Car Vaults tailored for residents and guests, as well as the incorporation of self-storage facilities or safety deposit-type vaults. The current focal point for implementation is Basement Level 4, where initial efforts will be concentrated. However, Omniyat anticipates the possibility of extending these monetization initiatives to other basement levels, with the exclusion of those situated below Level 4, contingent upon feasibility assessments and market demand. The markup below is the layout of the Basement 4 level of the building with 18 Car Vaults and 8 car parks converted into warehouse vault storages. The first stage of this scope involves delivering feasibility study report, architectural layouts and conceptual renders only, and does not include any MEP/Structural/FLS design services. PMKConsult are also to provide a Rough Order of Magnitude (ROM) for the proposed works. Upon selection of preferred approach and approval from Omniyat, PMK can produce the schematic package of design documentation which can facilitate the tendering and appointment of a D&B contractor. PMK can provide full project management, commercial management, design management, planning and document control services for the full delivery of the scheme. For this proposal, as agreed with the Omniyat team, PMK have provided a quotation to undertake the initial survey & concept design stage in order to facilitate Omniyat’s assessment and allocation of budget to undertake the works. Upon appointment, Omniyat are to provide PMKConsult with as-built record set of drawings which will be used to conduct the feasibility study mitigating the need to undertake any unnecessary surveys.

As Chief Operating Officer, Keenan has led the company to award-winning recognition. Throughout his career, he has delivered numerous mission-critical projects. Delivering these critical installations for some of the world’s most notable companies and UAE-based governmental entities has garnered the company a highly reputed niche specialism in the regional market for projects requiring a high level of technical competence. Keenan shares his expertise with industry peers and has spoken on several panels commenting on design management, construction management, and cost control. Jesyka brings nearly 20 years of expertise in multi-disciplined management from project inception. Her background includes globally renowned clients for high end, luxury retail and hospitality mega projects. She has directed projects spanning up to 9.5M sqm with total costs above USD 2 billion. Jesyka has worked across some of the most notable projects within Asia, North America, and the Middle East. Her experience extends across a diverse range of sectors and including hospitality, retail, entertainment, residential, commercial, civil, and education. Jesyka is well versed and has proven effective project management skills. With his dynamic leadership skills and client centric focus, Graham brings a wealth of experience in successfully executing complex projects in a wide range of industries, with a consistent track record of achieving exceptional results. His expertise encompasses all aspects of project management, from inception to completion, and he is well versed in managing cross functional teams and stakeholders with a focus on achieving project goals efficiently and effectively.

Loieda oversees the procurement and tendering process with respect to cost across a variety of projects for PMKConsult. As a veteran team member, she is well versed in tender package review and preparation, supplier and subcontractor sourcing, supply chain negotiation and administration. She has worked across a range of sectors including sports and leisure, hospitality, government offices, commercial real estate, heritage and museums, and logistics and warehouse projects. She has a proven track record in crosschecking BOQ’s against drawings and specifications and identifying any discrepancies such as omissions and/or additions between the drawings, specifications and bills of quantity.

As a seasoned Project Manager with a specialised focus on translating high-end design concepts into tangible and successful construction projects, Alex brings a wealth of experience and a results-oriented approach to every endeavour. Russell is is a longstanding member of the senior leadership team, having worked in the UAE since 2013. His experience includes managing large multi disciplinary teams, comprised of in house and specialist engineers and architects in the role of ‘lead engineering/ design consultant’ on large scale, high profile projects in the region. OUR FEES

We believe that the additional services we provide are crucial to the success of each project we manage. Our fee proposal for this assignment is based on the time and resource required to deliver this project successfully. We have broken down the fee schedule and resource allocated to illustrate the time and attendance, the specialization being delivered, and the rate at which both of these capable professionals are being assigned to your exciting project.

The deployment for each stage is detailed in the following schedule. We have provided a Project Director Free Of Charge to oversee and support the project team.

EXCLUSIONS/QUALIFICATIONS

We would be delighted to meet to clarify any aspect of this proposal .

We have made the following exclusions and assumptions in the preparation of our submission. We have made these assumptions in good faith and trust that we have interpreted your requirements correctly.

THE FOLLOWING LIST IDENTIFIES OUR EXCLUSIONS AND QUALIFICATIONS:

Travel for the proposed UAE based Project manager is not anticipated and the Project and Cost Management Services fees does not include Travel and Accommodation. Travel and Accommodation (if required) will be charged separately. Admin fees will not apply however prompt reimbursement, from issuance of all receipts and an Expense Claim Form, is expected.

Our offer is based on our interpretation of project resource requirements as identified in the resource schedule of this document for a period of 6 Month.

This fee is fixed for 60 Days.

VAT is excluded from the fees.

Proposal includes PI cover of 5million AED in any one occurrence.

Payment terms - 30 days in arrears.

AOR permitting and submission services, other than parking requirements feasibility assessment.

Consultancy input beyond the completion of the stated stage 1 report deliverable.

Any inputs that relate to advice or opinion on sustainability certification/accreditation (LEED, Estidama, WELL etc).

Any performance or validation testing / sampling of the existing MEP systems, air and water sampling / analysis, measurements of any kind, structural testing of any description.

Provision of life cycle / maintenance analysis or recommendations.

Discussions with any Dubai Authority in relation to the feasibility study subject matter.

CFD modelling for car park / smoke control ventilation system requirements, fire propagation / spread.

THE PROJECT Aiming to provide ample parking for events and facility users, the project hit key milestones in readiness for the prestigious Abu Dhabi F1 weekend held on November 23rd 2023. Providing more than 850 parking spaces inclusive of EV charging spaces and supercharging, the facility shall be utilised by event attendees using the nearby Etihad Arena. The linkage from the Multi Storey car park uses a first-floor footbridge connection crossing the carriageway and linking the YAS marina walkway to the car park. OUR APPOINTMENT Fast-tracking with a design and build contractor, offering design expertise during the design development stage, and effectively addressing challenges and enhancing efficiencies throughout the project lifecycle to ensure timely completion. With early engagement with the appointed D&B Contractor PMK conducted a structured design development process leading to a detailed design and full construction management service on the site.

THE BENEFIT With the delivery of this project both on time and under budget, the milestone achieved provided an important infrastructure project which had its first use just in time for the 2023 Formula 1 event. By monitoring the programme very closely and carrying out detailed risk management, the team focused were able to work with the contractor in providing a streamlined timeline without slippage through early identification of issues and good communication.

Aston Martin Showroom | ABU DHABI, UAE THE CLIENT

Etihad Towers for Real Estate LLC (ETRE) owns the iconic Etihad Towers in Abu Dhabi. A multi-use development the Etihad Towers consist of five luxurious towers. Three of which are residential, one office tower, and a five-star hotel. The towers are complemented by a high-end designer retail shopping mall known as the Avenue. Famous brandmarks, known for their luxury and sophistication are housed within this shopping destination for the refined and discerning shopper.

THE PROJECT The project was to build a world-class Aston Martin showroom for its vehicle collection. The showroom’s exterior design required to be in keeping with the high-end and sophisticated look and ambience of the Avenue at Etihad Towers while also having the distinction and brand essence of Aston Martin. The Aston Martin corporate identity was to be incorporated into the showroom design.The design was influenced by‘The Pavilion,’which was an integral driver to the crisp. clean, and elegant design of the building. The creation of The Pavilion was a main part of the ambience; it was to resemble an art gallery, or a luxury boutique retail platform. OUR APPOINTMENT Our role as project manager was to manage the design and fit-out of this unique car showroom. The design itself contained so many one-of-a-kind elements such as the proportionally low internal ceiling to emphasize the intimacy of the space as well as the‘floating roofline’that crated a cohesive yet distinct connection between the interior and the exterior of the showroom. The showroom inside and exterior was also accentuated by the seamless glazing which created the sentiment of an open space, while within the showroom. We paid particular attention to the unique design elements that distinguished this showroom at its prestigious address.

THE BENEFIT This challenging and ambitious design was carried out to completion within the design specifications, cost and timeline due to our ingenuity and capabilities in this field. The end result is a beautiful space that invites the clientele desired by the famous brand. The showroom itself is a marvel of design excellence both for the interior and exterior elements. Having worked on retail spaces for other luxury brands, we were able to bring together the necessary elements of high- end retail and create an atmosphere that would enable this company to be successful in its new space.

THE PROJECT The project entails the fit-out of 28 retail units that are currently at base-build status. The retail platform is, located in the central plaza departure area of the new Midfield Terminal building at Abu Dhabi International Airport. The end users are high-end retail brands in fashion, watches and jewelry. With the airport currently in the final stages of construction, our work is being carried out in a‘land-side’environment; however, this will change to‘airside’environment, which brings additional complexities such as logistics, programming and security. OUR APPOINTMENT We are appointed to carry out the Project, Commercial and Construction Management services for this luxury retail platform. Our role involves bringing the project from feasibility through to completion and handover to DFS Operations Team in Abu Dhabi. We are handling the management of all the client’s consultants and stakeholders in delivering the design and the project, these include designers based in Europe, Asia and Middle East; lighting specialists in Italy; Engineers in Middle East; Global suppliers; and the Client spread between Milan, Italy, Hong Kong, Perth, Australia, Singapore and Abu Dhabi in the UAE.

THE BENEFIT Our client is benefiting from our local knowledge in working with Abu Dhabi Airport Company (ADAC) and our extensive repertoire in completing complex projects to the highest standard. THE PROJECT The project consisted of the entire renovation of the Al Hamra Mall in Ras Al Khaimah with the objective of updating the look and feel of the entire asset, as well as enhancing the F&B offering at the mall. The project includes the renovation of all public areas and services, including ground and first floor corridors, installation of new skylights, rand renovation of wash rooms and prayer rooms. Further improvements to the malls amenities are being introduced through a new gym, F&B food court with drive thru, and incorporation of a fine dining plaza at the heart of the mall. The uplift to the appearance of the mall will be complete through the renovation of the malls centrepiece, which is a 35 meter diameter stained glass dome, along with the renovation of the exterior landscaping, façade and car park facilities. OUR APPOINTMENT PMK’s engagement for this project comprised project management, cost management, lead design and supervision. This means that we offered a comprehensive service to our client from the financial analysis and design process during tender all the way through to construction execution and handover. One of the biggest challenges overcome on this project was the constant evolution of the scope; being an operating mall works were carried out in phases and the design continuously changed to adapt to the needs of our client and the mall users. Procurement of the main contractor was also a complex process due to the tight time constraints of the project, we navigated this by doing a sole source tender with benchmarking to ensure procurement was done on time while still obtaining a competitive price for the client.

THE BENEFIT The added value that PMK brought to this project was being nimble and adapting to the scope changes required by our client. We successfully studied the feasibility of changes proposed and managed these proactively with the main stakeholders to ensure timely and efficient implementation.

THE PROJECT Sotheby’s new gallery space in the DIFC consists of approximately 300 sqm. The space that was chosen had a purpose differing from Sotheby’s requirement and had to be re-designed to meet the bespoke needs of the auction house. As the space is a gallery, several elements from the positioning of certain architectural elements to complement the natural light entering the space and MEP requirements had to be taken into consideration to ensure that the gallery would be an accommodating layout for the different varieties of artworks and artefacts that would eventually be featured within. OUR APPOINTMENT We were appointed to carry out the project management for pre- and post- contract as well as commercial management services for the project. We were brought into this project after works had already commenced. The project was experiencing delays due to lack of a central contact to drive the project forward. Once we were brought into this project, we were able to quickly identify the stalls within the programme and restart the workflows. We were proactive on site and liaised between the client and the DIFC to ensure that the work quality respected our client’s needs.

THE BENEFIT We worked closely with this client to bring the project to fruition and swiftly re-align the project on programme. From an operational cost perspective, each passing day without completion is another day of financial loss. We understand the end result is not the assignment itself but the business success that completion can lead to. We assisted the client in every aspect to ensure the successful delivery of their project. Creating a premium gallery space for their sales that upholds the prestige of the Sotheby’s brand was carried out by our team to the great satisfaction of the client.

THE CLIENT Al Futtaim-IKEA is a tenant of Aldar Investment Properties PJSC. A key part of the Al Jimi redevelopment IKEA’s new Al Ain flagship store was designed and developed to bring modernity to Al Ain. The customer experience is a part of a new line in IKEA store concepts which are integrated into the mall structure. IKEA is a Swedish multinational conglomerate based in the Netherlands that designs and sells ready-to-assemble furniture, kitchen appliances, home accessories, and various other goods and home services and has been the world’s largest furniture retailer since 2008.

THE PROJECT Al Jimi Mall developed and operated by Aldar Properties PJSC, has undergone a 25,000m2 extension and redevelopment to provide modernity to the region of Al Ain’s retail offering. The provision of the IKEA store as an addition to this, comprised 7,500m2 of this development. A complex cut and carve demolition, with steel frame extension and integration into the primary structure of the mall and the new carparking structure, the store provides a pivotal feature. Incorporating office spaces, logistics and customer delivery/collection facilities, the full IKEA F&B offering and front of house retail space the project will be completed for operation in Q4 of 2023. PMKConsult in partnership with Aldar is delivering the asset to IKEA in a fully fitted“Whitebox +Plus”condition. This includes the store internal finishes, shop fronts, external cladding, dining and kitchen areas in addition to the shell and core structure. OUR APPOINTMENT PMKConsult was appointed by Aldar Properties as the Lead Consultant for the delivery of the full Al Jimi redevelopment to which this Ikea unit contributed. PMKConsul provided the lead design services, the provision and coordination of all specialist design disciplines form conceptual to schematic design stages. In our capacity as Lead Consultant, PMKConsult also provides full Project, Commercial and Construction Management services to Aldar for the AED 300 Million development; shepherding the process from concept to handover and ensuring quality and compliance of the Contractors delivery in between.

THE BENEFIT Having delivered multiple mixed occupancy retail developments across the experience of our teams, and deploying internal coordination across all disciplines of Design, Commercial, Contract Administration and Project management we are able to streamline the font tend approvals and permitting process. Working hand in glove with Aldar as developer and utilizing inter-entity relationships with Al Ain Municipalit, we have been able to rationalize the permitting and statutory approvals processes for the scheme to permit the phased delivery and operation of the retail asset. As lead consultant, we were able to define the MEP design in coordination with the permitting phasing and approvals process to create individually commissionable systems to subdivide the asset and achieve BC approval for completion in phases across one asset reducing the clients overall delivery program and delay between rental income and completion of construction phases.

THE PROJECT Our client aimed to establish a franchise of the famous L’Oreal brand products in the latest up and coming district opposite of Downtown Dubai in the Emirate’s CityWalk development. The shop would be located prominently and uphold the immaculate brand standards and look and feel of the fashion brand L’Oreal and its line of Kerastase products. The store size is 206 sqm and covers the product line’s full range as well as having space for professional hair consultations. OUR APPOINTMENT Our role was to act as tenant and business operator representative and manage the entire development of the design, procurement, and fit out of this new store location. Upon the initial inception, the concept architect was appointed to as the custodians to the L’Oreal brand. This team managed the design development alongside our team to ensure that the guidelines from the head office were safeguarded while in keeping with the specifications and guidelines set forth by the municipal and local authorities. The main development was progressing slowly, which presented a challenge for the entire working team in terms of obtaining approvals and moving forward with our own shopfront project.

THE BENEFIT The client benefited from our local knowledge and expertise in mitigating delays from the main development by carrying out other workstreams that were feasible while we awaited the required feedback. We handled the entire scope of procurement and build contract and managed the interface with the developer, main contractor to deliver this beautiful retail establishment representing the Kerastase line of products in CityWalk. We liaised with multiple stakeholders located locally and across different geographies to bring about this successful conclusion within the budget specified by the client. The project concluded in Q1 2016.
