THE PROJECT This project involved erecting a brand new head-quarter building for this growing airline company. The building has a ground floor plus eight floors and includes a space provision for staff training centre, security office, and data centre in addition to a “public” space provision for food and beverage outlets. The building also required a full fit out. The project required a full external hard and soft landscaping remit and a large car park. The gross floor area (GFA) is approximately 50,000 sqm for the main building excluding the service block, which added an additional 2,500 sqm. OUR APPOINTMENT Our appointment involved undertaking a strong design management phase through to detailed design readiness for tendering. We managed a rigorous and extended tender process to procure three work packages including the main contractor under strict confidentiality conditions. With close liaison and interface management, we handled all the correspondence and paperwork with all respective authorities including the municipalities, utility organisations and roads and transport authority. Outside of the main elements of the project, the service building also included the chillers for the chilled water as well as DEWA transformers room within the site boundary; this was managed concurrently to the rest of our programme.
THE BENEFIT This was a challenging project with many remits within the main requirement. We had undertaken a rigorous design management phase from the outset much to the client’s benefit. The tender process was also handled with great diligence to procure three work packages. The project was required to be delivered within a tight timeframe and it was developed within the envisaged timeframe to the quality and cost as anticipated due to the diligent efforts of the entire working team. The confidentiality was upheld for this high- profile client from all stakeholders involved inclusive of the main contractor and all other subcontractors and suppliers.
