The Client
Formed in 1971, The Public Investment Fund are one of the largest Sovereign Wealth Funds in the world. It was created for the purpose of investing funds on behalf of the Government of Saudi Arabia. Most recently, they are supporting the Saudi Arabia vision 2030 through mass development and enhancements of areas in Saudi Arabia through projects such as; Neom, Amaala and Red Sea Development.

The Project
The Benefit This project required a survey of the full mechanical, electrical, data and fire fighting systems in the building to source what their current capacities are and to identify any risks associated with those services. In addition, the client required upgrading their current data centre to an N+1 and obtain certification from the Uptime Institute for a Tier 3, which included the design, construction and operations. Furthermore, there are several key areas in the building that did not have any power redundancy, as such, each of these areas required a redundant power supply. With our knowledge of King Abdullah Financial District and knowing that the as-built information will be missing, we were able to define and have agreement from the client for a clear project strategy. This strategy clearly outlined all stages of the project and what the requirements and needs where at each of the stages. With the strategy in place, the project has moved swiftly through each phase without any delay to the project programme. We have worked closely with the client commercial team evaluating the project cost at each phase identifying any risk to the project budget and finding solutions for cost savings without having a detrimental effect on the quality of services or product.
Our Appointment
We were appointed to develop the project strategy based on the clients requirements and implement a project execution plan. We clearly defined all requirements for the project and how they will be managed and successfully completed. This included the development of the scope of works and tender management of a lead design consultant. The main challenge when developing the strategy was that the existing building had numerous as-built documentation missing, as such a clear and concise scope was developed for the lead design consultant to carry out all the necessary surveys on the existing building got support the design development and identify any risks to the project.
