Raising money for charity with an 8 day trek across Bhutan

Keeping up with our annual involvement with Gulf For Good PMKConsult has built on our White Collar Boxing, and Namibia Cycle with an 8 day Trek across the Himalayas in Bhutan in Support of the Loden Foundation.

Our 4 colleagues Rosa, Lewis, Clayton & Keenan, have bravely faced howling winds, minus 4C sleeping conditions, 4500m altitude and 9 hour days of hiking to raise money for the foundation in what is PMKConsult’s 3rd year supporting causes alongside Gulf for Good. We are fundraising to revitalize and enhance the three Loden Early Childhood Care and Development (ECCD) centres, aiming to create a more nurturing, safe, and engaging environment for young learners aged 3 to 8. This project focuses on upgrading infrastructure, providing educational toys, books, and essential resources, and building stronger connections between the ECCD centres and the community.

PMKConsult launches the Steps Challenge to raise money for PinkTober!

In October, we stepped up our game with our PMKConsult Steps Challenge! Throughout the month, we held a competition to see who could rack up the most steps, informing our teams of the PinkTober events to join available across the UAE. We also encouraged our team to participate in Lockton’s Breast Cancer Awareness webinar.

It was a wonderful way to raise funds for an important cause, one that’s close to our hearts—we’re proud to have a cancer survivor in the PMK community who has been going strong for five years!

Gulf for Good’s ‘Kilimanjaro Initiative’

In collaboration with Gulf for Good, PMKConsult participated for the second time in Boxing for Good, a White-Collar Charity Boxing event in support of the ‘Kilimanjaro Initiative’. Leading project and commercial management consultancy, PMKConsult, announced they were back in the ring at Spartans White Collar 5 on Saturday, 9th December, in collaboration with Gulf for Good and Spartans Boxing Club, to raise funds to support Gulf for Good’s charity project – the Kilimanjaro Initiative. At PMKConsult, charitable responsibility had always been at the forefront of their culture. Alongside this commitment, they extended their support to their people, valuing their interests and advocacies both within and outside the office. The Kilimanjaro initiative supported education, encouraged mentorship, and developed leadership skills through comprehensive sports programs, in addition to an inclusive early childhood development center which was available to the youth living in the surrounding areas of Nairobi Kibera. PMKConsult proudly sponsored their Senior Project Manager, David Prowting, who volunteered to raise funds for this worthwhile cause. David was a results-oriented Senior Project Manager with over 16 years of experience in the construction industry.

PMKConsult was Ready for a Fight

Leading project and commercial management consultancy PMKConsult announced another sponsorship in support of Gulf for Good. This time, the initiative was The Foundation of African Empowerment in Tanzania. As the charity partner for the Spartans White Collar event, Gulf for Good aimed to raise funds to build a proper Integrated Early Childhood Development (IECD) centre in Samaria village, located in the foothills of Mt. Meru in the Southwest region of Kilimanjaro. Clayton was an established Senior Project Manager with over 10 years of construction industry experience delivering multimillion-dollar projects in the UAE and abroad. PMKConsult was delivering high-end commercial office spaces in Africa and had recently established an agreement with a leading university in South Africa to bring graduate-level, first-year employment opportunities to students who successfully completed their degrees. Last year, PMKConsult sponsored two climbers for Gulf for Good’s charity challenge to summit Mt. Kilimanjaro, helping to raise awareness and funds for the Larchfield Children’s Home in Tanzania.

PMKConsult Sponsors UAE-based PGA Golf Professional Steve Munro PMKConsult, have announced their sponsorship with PGA Golf Professional, Steve Munro. Over the course of this year, he will be playing in internationally recognised golf tournaments, including the Emirates PGA Championship. Steve has played multiple pro-am tournaments throughout the UAE and has previously won the 1st round of the UAE PGA Championship.

Steve Munro is a PGA Golf Professional with over two decades of involvement with the sport. He will be competing in numerous golf tournaments throughout the UAE, including the Emirates PGA Championship.

MND 24 Challenge

We were proud to partner with MND 24 for such an incredible cause!

MND started the MND Challenge to raise awareness for Motor Neuron Disease, a neurological disorder that affects people’s control over walking, breathing, speaking, and swallowing. We had worked with MND for the past three years and took immense pride in raising awareness and supporting them on their journey.

Cycling for a good cause in Namibia

Together with Gulf for Good, Keiran Williams, Ben Burgess-Graham, Sam Woolley and our CEO, Kevin Woolley MBA MRICS MAPM are supporting Physically Active Youth (PAY) and are also actively trying to raise a collective USD 20,000 in support of this charitable organization through Gulf For Good.

All funds raised will go towards strengthening the cycling, digital literacy, and robotics project at PAY.

RETAIL DELIVERY Whilst tenant management does not form part of our scope, at PMKConsult we have extensive experience in this process as outlined within Chapter 3.4 and can provide these services if required at the later stages of the project. We have extensive experience in the delivery of retail spaces and in particular the delivery of coordinated lease spaces working as the interface between developer and incoming tenant. We ensure that the needs and requirements of both are coordinated through design into construction and always in compliance with the agreed terms of the lease. As part of our retail delivery service we continue to manage interfaces between tenancies and base build elements, reporting progress, actioning clashes and scope gaps as they arise. Our retail delivery team is always provided with a single senior lead responsible for coordinating the landlord’s development and leasing teams, channelling all communication and requirements down to the operational teams conducting the architectural and MEP reviews and reporting all project risks, potential changes and variations and managing key internal and external stakeholder relationships, monitoring the progress of each tenancy in line with the retail delivery programme ensuring compliance with opening dates, modifications and terms of each individual lease.

Design management of the coordination between the design proposals/consultancy team and their respective contracting teams, managing the process of securing required stakeholder/sponsor/statutory authority approvals.

Witnessing and final sign off for completion of tenant works, and basebuild contractor scope within each retail unit.

Coordinating with FM + RDD client teams, leasing, asset management, marketing and mall-approved third party service providers to include hoardings and logistics site set-up.

HSE oversignt and management of landlord issued permits to work accross the asset in coordination with WF.

RETAIL DESIGN AND DELIVERY SERVICES

Supervision of the incoming tenant process

Produce and maintain the central programme for tenancy delivery, ensuring each contractors proposed durations comply with the overall programme for retail delivery: • Report against this and maintain the contractual notices required for each respective tenant contractor if and when in delay against the agreed schedule. • Provide support and interface of the commercial procedure for damages against the opening clauses of each tenancy. • Issue letters and notices to tenants during their fit out process where required to maintain or report lack of progress in the fit out process.

We provide a tenant liaison/ coordinator to cover a collected number of tenancies defined by the shape/size and delivery of each specific asset so that a number of interfacing tenancies have a single point of contact and communication.

Provide for daily follow up of TVR (tenant variation request) and COR (change order requests).

Conduct final sign off witnessing and approval of completion to enable FM teams and local authority services activations for each tenancy.

Our retail delivery lead (a requirement of the RFP to provide a senior retail delivery manager) will ensure: • Landlord/developer engagement and reporting including coordination of mall management and operational requirements. • Facilitate the platform/workshop means by which coordinating the base build contractor with the fit out contractor of each tenant is achieved.

Manage the induction and briefing process for all incoming tenants and their respective contractors.

Al Hamra Mall | RAS AL KHAIMAH, UAE

THE CLIENT This project is delivered for Aldar Investment Properties LLC, the leading real estate developer and manager in the UAE Their portfolio is made up of a wide range of projects and assets including commercial, retail, residential, hospitality. They have recently several assets throughout the UAE and are working to modernize and future proof these assets in order to ensure their lifespan and accessibility to their communities.

THE PROJECT The project consisted of the entire renovation of the Al Hamra Mall in Ras Al Khaimah with the objective of updating the look and feel of the entire asset, as well as enhancing the F&B offering at the mall. The project includes the renovation of all public areas and services, including ground and first floor corridors, installation of new skylights, rand renovation of wash rooms and prayer rooms. Further improvements to the malls amenities are being introduced through a new gym, F&B food court with drive thru, and incorporation of a fine dining plaza at the heart of the mall. The uplift to the appearance of the mall will be complete through the renovation of the malls centrepiece, which is a 35 meter diameter stained glass dome, along with the renovation of the exterior landscaping, façade and car park facilities. OUR APPOINTMENT PMK’s engagement for this project comprised project management, cost management, lead design and supervision. This means that we offered a comprehensive service to our client from the financial analysis and design process during tender all the way through to construction execution and handover. One of the biggest challenges overcome on this project was the constant evolution of the scope; being an operating mall works were carried out in phases and the design continuously changed to adapt to the needs of our client and the mall users. Procurement of the main contractor was also a complex process due to the tight time constraints of the project, we navigated this by doing a sole source tender with benchmarking to ensure procurement was done on time while still obtaining a competitive price for the client.

THE BENEFIT The added value that PMK brought to this project was being nimble and adapting to the scope changes required by our client. We successfully studied the feasibility of changes proposed and managed these proactively with the main stakeholders to ensure timely and efficient implementation.

THE PROJECT The project entails the fit-out of 28 retail units that are currently at base-build status. The retail platform is, located in the central plaza departure area of the new Midfield Terminal building at Abu Dhabi International Airport. The end users are high-end retail brands in fashion, watches and jewelry. With the airport currently in the final stages of construction, our work is being carried out in a‘land-side’environment; however, this will change to‘airside’environment, which brings additional complexities such as logistics, programming and security. OUR APPOINTMENT We are appointed to carry out the Project, Commercial and Construction Management services for this luxury retail platform. Our role involves bringing the project from feasibility through to completion and handover to DFS Operations Team in Abu Dhabi. We are handling the management of all the client’s consultants and stakeholders in delivering the design and the project, these include designers based in Europe, Asia and Middle East; lighting specialists in Italy; Engineers in Middle East; Global suppliers; and the Client spread between Milan, Italy, Hong Kong, Perth, Australia, Singapore and Abu Dhabi in the UAE.

THE PROJECT Al Jimi Mall is Al Ain’s first shopping and entertainment destination offering families and shoppers a wide variety of their favorite brands in the heart of the Garden City. The mall is currently undergoing a massive expansion and renovation programme to add more stores, including Ikea store, and a 2-storey car parking structure serving to the 100+ outlets, bringing the total leasable area to 80,000 sqm. THE PROJECT Aldar Properties PJSC (Aldar) required design and building services for landlord base-building modification works at Yas Mall. OUR APPOINTMENT Our appointment was to provide a lead consultant that could provide all design disciplines, project and cost management, and site supervision for the works associated with the subdivision of unit modifications in Yas Mall. • Full architectural and MEP lease outline drawings (LOD’s) drawing preparation. • Preparation of the necessary documentation to submit to the relevant statutory authorities (inclusive of approvals related fire line safety, ADM drawing approval and new ADDC meter installations). • Preparation of necessary design documentation to allow the works to be tendered to contractors. • Supervision of site visits for the tendering contractors. • Provision of feedback to tender queries. • Technical review and feedback on the final tender submissions. • Site supervision and management of the contractor undertaking the works on site. • Provision of all necessary close out documentation for the project and enabling the successful handover of the unit along with the required authority approvals. • Management of the defect’s liability period (12 months).

THE PROJECT Sotheby’s new gallery space in the DIFC consists of approximately 300 sqm. The space that was chosen had a purpose differing from Sotheby’s requirement and had to be re-designed to meet the bespoke needs of the auction house. As the space is a gallery, several elements from the positioning of certain architectural elements to complement the natural light entering the space and MEP requirements had to be taken into consideration to ensure that the gallery would be an accommodating layout for the different varieties of artworks and artefacts that would eventually be featured within. OUR APPOINTMENT We were appointed to carry out the project management for pre- and post- contract as well as commercial management services for the project. We were brought into this project after works had already commenced. The project was experiencing delays due to lack of a central contact to drive the project forward. Once we were brought into this project, we were able to quickly identify the stalls within the programme and restart the workflows. We were proactive on site and liaised between the client and the DIFC to ensure that the work quality respected our client’s needs.

THE BENEFIT We worked closely with this client to bring the project to fruition and swiftly re-align the project on programme. From an operational cost perspective, each passing day without completion is another day of financial loss. THE PROJECT Al Jimi Mall developed and operated by Aldar Properties PJSC, has undergone a 25,000m2 extension and redevelopment to provide modernity to the region of Al Ain’s retail offering. The provision of the IKEA store as an addition to this, comprised 7,500m2 of this development. A complex cut and carve demolition, with steel frame extension and integration into the primary structure of the mall and the new carparking structure, the store provides a pivotal feature. Incorporating office spaces, logistics and customer delivery/collection facilities, the full IKEA F&B offering and front of house retail space the project will be completed for operation in Q4 of 2023. PMKConsult in partnership with Aldar is delivering the asset to IKEA in a fully fitted“Whitebox +Plus”condition. This includes the store internal finishes, shop fronts, external cladding, dining and kitchen areas in addition to the shell and core structure. OUR APPOINTMENT PMKConsult was appointed by Aldar Properties as the Lead Consultant for the delivery of the full Al Jimi redevelopment to which this Ikea unit contributed. PMKConsul provided the lead design services, the provision and coordination of all specialist design disciplines form conceptual to schematic design stages. In our capacity as Lead Consultant, PMKConsult also provides full Project, Commercial and Construction Management services to Aldar for the AED 300 Million development; shepherding the process from concept to handover and ensuring quality and compliance of the Contractors delivery in between.

Working hand in glove with Aldar as developer and utilizing inter-entity relationships with Al Ain Municipalit, we have been able to rationalize the permitting and statutory approvals processes for the scheme to permit the phased delivery and operation of the retail asset. As lead consultant, we were able to define the MEP design in coordination with the permitting phasing and approvals process to create individually commissionable systems to subdivide the asset and achieve BC approval for completion in phases across one asset reducing the clients overall delivery program and delay between rental income and completion of construction phases.

The shop would be located prominently and uphold the immaculate brand standards and look and feel of the fashion brand L’Oreal and its line of Kerastase products. The store size is 206 sqm and covers the product line’s full range as well as having space for professional hair consultations. OUR APPOINTMENT Our role was to act as tenant and business operator representative and manage the entire development of the design, procurement, and fit out of this new store location. Upon the initial inception, the concept architect was appointed to as the custodians to the L’Oreal brand. This team managed the design development alongside our team to ensure that the guidelines from the head office were safeguarded while in keeping with the specifications and guidelines set forth by the municipal and local authorities. The main development was progressing slowly, which presented a challenge for the entire working team in terms of obtaining approvals and moving forward with our own shopfront project.

THE BENEFIT The client benefited from our local knowledge and expertise in mitigating delays from the main development by carrying out other workstreams that were feasible while we awaited the required feedback. THE PROJECT The project was to build a world-class Aston Martin showroom for its vehicle collection. The showroom’s exterior design required to be in keeping with the high-end and sophisticated look and ambience of the Avenue at Etihad Towers while also having the distinction and brand essence of Aston Martin. The Aston Martin corporate identity was to be incorporated into the showroom design.The design was influenced by‘The Pavilion,’which was an integral driver to the crisp. clean, and elegant design of the building. The creation of The Pavilion was a main part of the ambience; it was to resemble an art gallery, or a luxury boutique retail platform. OUR APPOINTMENT Our role as project manager was to manage the design and fit-out of this unique car showroom. The design itself contained so many one-of-a-kind elements such as the proportionally low internal ceiling to emphasize the intimacy of the space as well as the‘floating roofline’that crated a cohesive yet distinct connection between the interior and the exterior of the showroom. The showroom inside and exterior was also accentuated by the seamless glazing which created the sentiment of an open space, while within the showroom. We paid particular attention to the unique design elements that distinguished this showroom at its prestigious address.

THE BENEFIT This challenging and ambitious design was carried out to completion within the design specifications, cost and timeline due to our ingenuity and capabilities in this field. The end result is a beautiful space that invites the clientele desired by the famous brand. The showroom itself is a marvel of design excellence both for the interior and exterior elements. Having worked on retail spaces for other luxury brands, we were able to bring together the necessary elements of high- end retail and create an atmosphere that would enable this company to be successful in its new space.
