RETAIL DELIVERY Whilst tenant management does not form part of our scope, at PMKConsult we have extensive experience in this process as outlined within Chapter 3.4 and can provide these services if required at the later stages of the project. We have extensive experience in the delivery of retail spaces and in particular the delivery of coordinated lease spaces working as the interface between developer and incoming tenant. We ensure that the needs and requirements of both are coordinated through design into construction and always in compliance with the agreed terms of the lease. As part of our retail delivery service we continue to manage interfaces between tenancies and base build elements, reporting progress, actioning clashes and scope gaps as they arise. Our retail delivery team is always provided with a single senior lead responsible for coordinating the landlord’s development and leasing teams, channelling all communication and requirements down to the operational teams conducting the architectural and MEP reviews and reporting all project risks, potential changes and variations and managing key internal and external stakeholder relationships, monitoring the progress of each tenancy in line with the retail delivery programme ensuring compliance with opening dates, modifications and terms of each individual lease.

Design management of the coordination between the design proposals/consultancy team and their respective contracting teams, managing the process of securing required stakeholder/sponsor/statutory authority approvals.

Witnessing and final sign off for completion of tenant works, and basebuild contractor scope within each retail unit.

Coordinating with FM + RDD client teams, leasing, asset management, marketing and mall-approved third party service providers to include hoardings and logistics site set-up.

HSE oversignt and management of landlord issued permits to work accross the asset in coordination with WF.

QA/QC management of implementation of tenant fit out guidelines RDH (retail delivery handbook).

Managing the retail unit re-demising and base build modification works completed by landlord.

Reporting delays and inefficiency in tenant fit out, issuing notices, letters and administering the terms of the lease with regards to delays by incoming tenants.

LOD design reviews and managing execution of development/ alterations TVR’s and COR’s.

Oversight and reporting on progress of tenant appointed contractors for fit out scope.

Preparation of comprehensive programmes and managing the delivery of the projects to ensure timely handover of units producing central retail delivery schedule coordinating all incoming tenants.
