THE PROJECT The client’s brief was to bring their established UK brand to the German market and slowly but purposefully grow it into multiple units in Berlin and eventually other cities in Germany. Their established interior aesthetics, designed by their UK design consultant and has been transformed to German standards by a local architect. Having a well tried and tested team in the UK, going to a new market has brought some commercial challenges as the fit out was foreseen to be much more expensive than the UK standard. Throughout the project, we have kept a very strong hand on finances and have coordinated them in tight intervals with the property director and financial directors of the client, and kept a stringent relationship with the contractors to deliver the project on time OUR APPOINTMENT WHP covered all aspects including project management and cost control, ensuring both the UK brand and the German teams were working together to deliver the project through the tendering process and expert project/construction management. The tender process was rather short for a new brand and during a busy period in Germany, which has led to a small selection of tenderers and a shortened lead in period before starting on site. We have established a strong cost communication with the client and contractors since pre tender stage so were able to manage costs at a very detailed level. The UK and German designers and architects worked closely through us as a binding link to make sure all that has been conceptually approved by the client is what has been implemented on site, all at the same time complying with local regulations
THE BENEFIT Our engagement in this project has been particularly beneficial as the client is based in the UK and was working for the first time in the German market, through the intensive help of our German project manager. We have been able to provide reliable local contacts, manage all matters in both English and German to a highly professional and technical degree, meeting the high standards of the clients, local authorities, and consultants and contractors. Having the hybrid connection between the UK and Germany has been very beneficial as all matters have been handled efficiently and without time delays as all standards and understanding of the different markets are already in place.
