Kevin leads the business in one of the world’s most dynamic construction markets, driving regional growth through new offices and an expanding service footprint. Under his direction, the company continues to earn recognition for successful project delivery across sectors. He has also strengthened the firm’s position through strategic framework agreements with multinationals and by building a robust portfolio of certifications. Kevin is a member of both the Royal Institution of Chartered Surveyors and the Association for Project Management.
Jesyka brings nearly 20 years of expertise in multi- disciplined management from project inception to close out. Her background includes working with globally renowned clients delivering high end, luxury retail and hospitality mega projects. Jesyka has worked across some of the most notable projects within Asia, Oceania, North America, and the Middle East. Her experience extends across a diverse range of sectors including hospitality, retail, entertainment, residential, commercial, civil, and education.
Keenan has earned the company award-winning recognition due to his handling of its core operations and service delivery. The company’s project portfolio includes projects within the GCC, Sub Saharan Africa, and South Asia and contains some of the region’s most prestigious assignments from specialty clinics and national museums to anticipated commercial and governmental projects. Delivering critical installations has garnered the company a well-reputed niche specialism for projects requiring a high level of technical competency. Ben leads our design management and consultancy services, responsible for planning, coordinating and directing an entire portfolio of diverse projects. Ben is experienced delivering projects across the globe covering a range of specialisms and sectors; for both commercial and public sector clients. His proven design and project management abilities on large, complex projects allow him to conduct a lead coordinator role between the many stakeholders on projects. Ben’s strength lies in the breadth of his experience, having worked across a range of sectors and project sizes, both new build and refurbishment, from conception to completion.

The client were established to create world class real estate developments in the UAE with a large portion of their portfolio being based in Abu Dhabi. Assets under Aldar management include residential, retail, education, hospitality and commercial developments
The Project
The resort is referred to as The Eastern Mangrove Resort and tentatively consists of a five-star hotel building, 1 residential build, 6 pavilion builds, Mangrove Marina and external landscaping. The works include soft refurbishment of the existing 220 rooms (excluding the presidential suite on 3rd and 4th floors) and associated corridors. The scope of works to the rooms include replacement of existing walls, floors, bathrooms fittings, ceiling finishes and renovation of doors; replacement of FFE and decorative lighting; wrapping and upgradating the fixed joinery; repolishing and regrouting of bathroom and guest room lobby tile; upgrades to the welcome approach/landscaping.
The Benefit
The PMKConsult team possesses many years of experience managing renovation projects in the hospitality sector. PMK can utilise this experience to drive success of the project for clients such as Aldar. PMK were able to provide their core service offerings to monitor programme, manage stakeholders, develop design, oversee robust cost control procedures whilst identifying and mitigating project risks, which will lead to successful project delivery.
Our Appointment
Our role encompasses project, commercial and design management services. PMK will run an informal tender process to support Aldar with the selection of a GC and landscaping contractor. PTE was prepared to confirm the scope of works which can be achieved for the 100M AED budget. Alongside this, PMK managed the preparation and issuance of Requests for Proposals (RFPs), including Bills of Quantities (BOQs) for a design and build procurement process. On behalf of our client, PMKConsult conducted a thorough technical and commercial review of RFP submissions and produced a tender evaluation to enable selection of a single source contractor by Aldar. Our responsibilities extend to post contract project, commercial and design management, overseeing the project through to completion and closure.

In line with KSA’s progressive revolution the market for upscale F&B outlets is on the rise, Mannassa Hospitality Company, an emerging company in the field of luxury restaurants and a part of Mansour Al Rajhi Development, is a young entity with SushiSamba being their first restaurant.
The Project
Spanning over 2,000 square meters, SushiSamba in Riyadh will welcome guests into a journey filled with vibrant colours, elegance, and sparkling lights. The design for SushiSamba encompasses elements of nature and bold modernity. The restaurant is complemented with state-of-the-art kitchen equipment to deliver the energy and spirit of the unique blend of Japanese, Brazilian and Peruvian culture, and cuisine. PWe were appointed post detailed design and after the contractor’s appointment. The challenge of this project was bringing together the contractor, consultants, suppliers as well as the landlord to focus on the delivery of the project rather than each entity working in its own direction.
The Benefit
We reiterated to all stakeholders what the project objective was namely delivering a high-end restaurant that would be different to any other within the Saudi market. This reminder facilitated realignment of all entities to abide to the project schedule and to work together. Moreover, with close monitoring to project costs, PMKConsult has assisted Mannassa Hospitality to close out all scope gaps and successfully complete the project.
Our Appointment
The client has appointed several consultants, manufacturers and the contractor on separate agreements. We have overcome the various risks bringing all parties to work together in harmony. Nevertheless, by adjusting to the landlord’s requirements, which at several times were contradictory elements that required significant effort and manpower to maintain the project scope and schedule.

We have recently completed a state-of-the-art coding school as well as a purpose-built academic institution for children within the spectrum of autism. Abu Dhabi Education and Knowledge (ADEK)’s main role is to develop the education system in Abu Dhabi, to promote a culture of creativity, sustainability and excellence. With a goal of ‘education first’ their vision is to develop a comprehensive education system that provides competitive, innovative and global opportunities for all, helping the UAE develop a knowledge-based society.
The Project
In 2020 the UAE and France agreed a 10-year bilateral roadmap aimed at strengthening relationships between the two countries. Strengthening ties in the education sector was a key component of that roadmap. Ecole42 is a French curriculum-based coding school that was announced as a key project in Abu Dhabi that would support this strategic international alliance. A new build facility in the Mina Port area of the city, this 2,400 sqm GFA facility provides access to 250+ computers for all members of the public to learn a new skillset. The project consists of the demolition of three warehouses, site clearance, and the construction of a completely new building.
The Benefit
Appointed at a critical stage of the procurement process, we assisted the ADEK procurement team to finalise the strategy for contractor procurement. This resulted in a design and build procurement process, vastly different to the original plan by ADEK. We were able to manage this solution given our in-house expertise in project, commercial and design management, providing a single solution for our client. Given our technical expertise and knowledge of education projects, the team was able to ‘hit the ground running’ and deliver against the critical requirements, namely an accelerated programme in getting site activity started.

As one of ADEK’s trusted advisors, we were appointed as project, commercial and design management consultants in Q1 2020. Appointed prior to contractor procurement process, we successfully negotiated a design and build contract within extremely tight programme constraints. The project was delivered on time and within the client’s budget. This is another appointment by ADEK that highlights the ongoing benefits of strategic partnerships between consultant and client teams.

The Client

British Sky Broadcasting (BSkyB)’s Sky News Arabia is the fastest inception to launch 24-hour channel in the world. It is an Arabic news channel that is broadcast mainly in the Middle East and North Africa region. A joint venture between UK-based Sky Group and Abu Dhabi Media Investment Corporation (ADMIC), the company required a state-of-the art facility with multiple digital platforms. The channel is located within twofour54 media zone in Abu Dhabi.
The Project
The project comprised of multiple base build infrastructure elements as well as an extension to a large section of studio on ADMC’s campus, housing the state-of-the-art HD 24/7 new studio with the accompanying newsroom. Technical rooms included the NOC, Gallery, Graphics, Ingest, Edit Suites, TCFO, VOB, and TX all supported via the CAR room, with content being both up and down linked via a teleport (all of which was built to tier III UI standards). In addition to the technical production facilities, the studio complex included green rooms, makeup facilities, 24/7 staff catering facility, operational staff and senior management offices.
The Benefit
Our particular experience within the mission critical infrastructure sector enabled the project team to ensure BSkyB’s live broadcast performance standards and to establish the guidelines from an early stage while working with the development team and main contractor. We successfully handed over the project to Sky News Arabia’s complete satisfaction, leading to a client reference calling PMKConsult a “World Class” PMC Consultancy. The professional relationships built on this project has led to many subsequent projects and further successes not only within the media and broadcast sector but in a number of other sectors that also require this specific capability within technically complex project deliver

With technical expertise provided from Sky News UK and commercial acumen provided by ADMC, we were appointed to provide our expertise in studio specific project management inclusive of ensuring the facility met the exacting Sky News standards for quality, technical resilience and reliability, and a publicly committed to ‘Live On Air’ deadline. One of the critical scope factors for our team was to ensure compliance with the Tier III design and to guarantee that the infrastructure redundancies were executed accurately throughout the build environment. We successfully delivered the project within an extremely tight and challenging programme.

A leading luxury travel provide, DFS Group is a pioneer in global luxury travel retail. From its base in Hong Kong, it has developed a portfolio of over 700 of the most desired brands across 420 boutiques throughout the world. The Company employs over 9,000 people, operating in 14 countries worldwide. In 2017, nearly 160 million travelers visited DFS stores.
The Project
The project entails the fit-out of 28 retail units from base-build status. The retail platform is, located in the central plaza departure area of the new Midfield Terminal building at Zayed International Airport. The end users are luxury retail brands in fashion, watches and jewelry. With the airport currently in the final stages of construction, our work is being carried out in a ‘land-side’ environment; however, this will change to ‘airside’ environment, which brings additional complexities such as logistics, programming and security.

Our client is benefiting from our local knowledge in working with Abu Dhabi Airport Company (ADAC) and our extensive repertoire in completing complex projects to the highest standard. Our skill set in achieving the necessary approvals and planning schedules according to regional timelines of delivery and customs clearance is of vital importance. Obtaining regulatory approvals and certifications is also a great advantage to international clients. Our role involves bringing the project from feasibility through to completion and handover to DFS Operations Team in Abu Dhabi. Dubai Golf is the leisure and entertainment division of Wasl Hospitality, one of the largest developers, property owners and operators in the Middle East. Topgolf is a U.S. golf training academy, a sports leisure and entertainment franchise with over 50 sports and leisure facilities worldwide.
The Project
Topgolf comprises of a 7,500 sqm G+2 arc-shaped building, located next to the European Tour Majlis course, and has over 90 tee-lines, VIP suites, a management office, storage rooms, changing rooms, kitchens, cold rooms, a sports bar with a garden terrace, a restaurant overlooking the live entertainment, conference facilities and private golf suites. The project included a new 750m roadway, landscaping, a 240- space car park. The teeline technology made up of multiple gaming screens, Toptracer cameras, outfield lighting and ball dispensers added a degree of complexity which required close coordination.
The Benefit
With a background in delivering highly technical, complex and challenging projects, We have demonstrated our ability to identify and mitigate risks, while nurturing cohesion within the project team. While the project experienced challenges with procurement (due to the Covid-19 pandemic) and site constraints, these were overcome due to our intervention. Potential delay events were mitigated and managed to limit the client’s exposure to cost and time implications. We gained great knowledge and expertise of Topgolf’s teeline and outfield technology, and operational requirements specified by the USA team. Our ability to help ensure seamless coordination with international stakeholders added significant value. Finally our ability to navigate the approvals process successfully enabled quicker turnaround times while works on site could progress in earnest.

We provided site-based lead consultancy representation and Resident Engineering (RE) services through our partners ASG. Multiple disciplines were deployed under the lead consultant, which included building architecture, interior design, structural and civil engineering, landscape architecture, fire & life safety, infrastructure, planning, cost control, MEP engineering and AOR services. PMK were tasked with managing all consultancy disciplines while providing RE duties overseeing the contractor’s activities, maintaining quality through compliance with design, statutory authorities (such as Dubai Green Building Regulations, Operator and Franchiser brand standards and other operational requirements).

The Benefit This project required a survey of the full mechanical, electrical, data and fire fighting systems in the building to source what their current capacities are and to identify any risks associated with those services. In addition, the client required upgrading their current data centre to an N+1 and obtain certification from the Uptime Institute for a Tier 3, which included the design, construction and operations. Furthermore, there are several key areas in the building that did not have any power redundancy, as such, each of these areas required a redundant power supply. With our knowledge of King Abdullah Financial District and knowing that the as-built information will be missing, we were able to define and have agreement from the client for a clear project strategy. This strategy clearly outlined all stages of the project and what the requirements and needs where at each of the stages. With the strategy in place, the project has moved swiftly through each phase without any delay to the project programme. We have worked closely with the client commercial team evaluating the project cost at each phase identifying any risk to the project budget and finding solutions for cost savings without having a detrimental effect on the quality of services or product.

We were appointed to develop the project strategy based on the clients requirements and implement a project execution plan. We clearly defined all requirements for the project and how they will be managed and successfully completed. This included the development of the scope of works and tender management of a lead design consultant. The main challenge when developing the strategy was that the existing building had numerous as-built documentation missing, as such a clear and concise scope was developed for the lead design consultant to carry out all the necessary surveys on the existing building got support the design development and identify any risks to the project.

The (confidential) client is a VVIP who is in the UAE simultaneously expanding their business operations, procuring investment properties, and building these private residential villas, for their personal use. Saadiyat Cultural District is located in Abu Dhabi on Saadiyat Island and is home to several internationally famous museums including the Louvre Abu Dhabi and has a luxury villa gated community.

The Benefit This project comprises two new-build, high-end, luxury, beach front villas located within a private gated community located in Abu Dhabi’s prestigious cultural district on Saadiyat Island. Each villa is over 2,500 sqm (GFA) and are very high specification – the lighting alone comprises over 10% of the build cost and acoustics will be to 5-star hotel standard. The villas are located on adjacent land plots and have been registered within the ADM MEPs system as a single plot, for purposes of building permitting. The works comprised the base build and full fitting out works including FF&E. Due to COVID-19 restrictions and the general uncertainty of travel caused by the pandemic, the client is unable to base themselves in UAE and are therefore relying heavily on our expertise. We earned our client’s trust by proactively managing the coordination of geographically separated teams and using our wider expertise including reviews of buildability, reliability access and maintenance. The successful completion of this project is not only important to the client but also to the master developer, as it will be amongst the first fully completed villas within the prestigious gated community, the other villas being completed to shell and core.

We are appointed directly based on the recommendation of the master developer, due to our work leading the delivery of the main gated community development in the district and our accumulated knowledge of the legacy challenges related to authority permitting. We are also leading the procurement of the loose furniture of which many items are catalogue special runs or custom made. Our knowledge and strong working relationship with the master developer, built over several years, is also very important in securing their approvals for the works and coordinating logistics alongside other properties that are simultaneously being completed and fitted out. The appointment commenced from concept design and runs through to completion.

GAC Dubai is one of the region’s leading logistics, shipping and marine services companies, operating several facilities throughout Dubai and the Middle East. GAC was one of the first foreign companies to set up in Dubai in the late 1960s, and since then it has become a market leader across the shipping, logistics and marine service sectors. GAC’s corporate head office is located in Dubai, in the Jebel Ali Free Zone.
The Project
The project was a design and build construction of a new 20,000 square meter, climate controlled warehouse and a G+2 executive office block located at Dubai South. The warehouse facility included a 20-meter-high narrow aisle racking which added 45,000 pallet spaces to GAC Dubai’s operational capacity. The mezzanine floors of the warehouse were fitted out as office space, workers facilities and a re-packaging facility. This project was the new additional to one of several locations of GAC, so this project had to match in terms of design and style its other structures, while being operationally suited to its purpose.
The Benefit
When a project requires recovery, our benefit goes well beyond the project’s completion. Bringing the project to successful fruition also means helping the client manage costs to accommodate and mitigate against the cost that the delays and hindrances have surfaced. As a design & build project with the unusual challenge of not having a design consultant appointed, we took on the responsibility of assuring that the design process was handled with the time and attention that is necessary. Due to our advice and guidance, we were able to successfully deliver this facility, which met both authority and end user requirements while still delivering against project programs and budgets
Our Appointment
We were appointed in February of 2017, at the beginning of the construction phase of the project. Our appointment was made to recover the project, which had previously been stalled. Our immediate course of action was to work to effectively resolve delays and mitigate further risks to the project from the outset of our involvement. We carried the project through from that point to design approval process and to realign the projects’ trajectory with the client’s expectations and newly revised budget and timeline. We managed multiple stakeholders in the process and filled in gaps in appointments such as the lack of a design consultant.

This district consists of heritage houses/mansions. The ‘Al Maktoum Family House’ pavilion is a restored mansion belonging to the Al Maktoum family. Built in 1896, the Sheikh Saeed House is considered one of Shindagah district’s earliest buildings.

The Al Maktoum Family House Pavilion (Shindagah Museum) is part of ‘Wave-1A’, of the master planned Shindagah development. The heritage houses and mansions are currently being fully restored and converted into individually-themed museum pavilions that depict aspects of Dubai’s culture and heritage. The project involved critical and sensitive structural modifications to existing heritage buildings to get the required architectural spatial provisions and MEP services integration. We also managed the budget and cost validation exercise, specialist subcontractor package procurement and programme/time and resources allocations by the consultants and contractors. We managed an international team of contractors and specialist suppliers.
The Benefit
By effectively carrying out the role of client liaison, and coordinating between multiple client entities, we were able to be an integral part of bringing this landmark heritage museum to Dubai and the world. From 1896 until 1958, it served as the residence of the ruling family. From generation to generation, the vision and the values of the Al Maktoum family members have transformed a small maritime settlement into the thriving metropolis that we know today. But this pavilion’s story is not one of building a nation; it provides a personal picture of the ruling family including elements of their daily life and their inspiring individuality.
Our Appointment
We were appointed by ‘GSM Projects’, who were awarded the project as the exhibitions contractor. Our remit included Project Management with Design Management and coordination. We organized extensive 3D laser surveys of the as- built environment to get an accurate starting point for the re-design exercise. Our team was entrusted with managing the design of the base-build civil and MEP systems modifications and integration of the exhibits and exhibition fit-out elements. We also monitored the quality of design and construction throughout the process. We managed sensitivities around preserving the existing historical architecture while providing an enabling environment for a world-class museum.
