THE CLIENT In line with KSA’s progressive revolution the market for upscale F&B outlets is on the rise, Mannassa Hospitality Company , an emerging company in the field of luxury restaurants and a part of Mansour Al Rajhi Development, is a young entity with SushiSamba being their first restaurant.

THE PROJECT Spanning over 2,000 square meters, SushiSamba in Riyadh will welcome guests into a journey filled with vibrant colours, elegance, and sparkling lights. The design for SushiSamba encompasses elements of nature and bold modernity. The restaurant is complemented with state-of-the-art kitchen equipment to deliver the energy and spirit of the unique blend of Japanese, Brazilian and Peruvian culture, and cuisine. PMKConsult was appointed post detailed design and after the contractor’s appointment. The challenge of this project was bringing together the contractor, consultants, suppliers as well as the landlord to focus on the delivery of the project rather than each entity working in its own direction. OUR APPOINTMENT The client has appointed several consultants, manufacturers and the contractor on separate agreements. PMKConsult has overcome the various risks bringing all parties to work together in harmony. Nevertheless, by adjusting to the landlord’s requirements, which at several times were contradictory elements that required significant effort and manpower to maintain the project scope and schedule.
THE BENEFIT PMKConsult reiterated to all stakeholders what the project objective was namely delivering a high-end restaurant that would be different to any other within the Saudi market. This reminder facilitated realignment of all entities to abide to the project schedule and to work together. Moreover, with close monitoring to project costs, PMKConsult has assisted Mannassa Hospitality to close out all scope gaps and successfully complete the project.

THE PROJECT The project involves delivering a restaurant that will house Bompas & Parr’s immersive dining experience within the Expo 2020 village. The site is located on the first floor of pavilion 0S01, which is 710 sqm. The project will have the following areas: A reception area with jellyfish tanks, museum/exhibition space where cocktails and canapés will be served, fully equipped kitchen and licensed bar area, museum terrace, open dining area, private dining area, experiential corridor, storage and control room, and changing rooms. The restaurant will operate for 6 months, and the installation works should be considered as temporary and easily removable. OUR APPOINTMENT Bompas & Parr have been appointed by Expo 2020 to design, construct and operate an immersive dining experience. We were brought in to support them by managing the design stage to submission to the EXPO review team; the fit-out works will be carried out in 2021. Our role entailed managing the design coordination between Bompas & Parr (client and architectural designer), A&T (design and build contractor), CSA (MEP designer), Barc Solutions (Sira consultant), IT/AV (Eurotech) and lighting (TechLumen) designers and the EXPO review team. We reviewed the design submission and managed the official submission process inclusive of submitting all packages.
THE BENEFIT Our client benefited from our comprehensive management of the full tender process for a design and build contractor as well as the submissions process for the Expo. We provided advice on the local regulations and made the process seamless for a business that is new to the UAE. We managed multiple stakeholders to complete a full scope design schedule and bring about a successful conclusion to the design element. Once construction is set to begin in 2021, we will be managing the full fit out scope for this exciting and unique project under a mission critical timeline aligned with the EXPO launch.

THE CLIENT MAZ Investment is an established family office operating in the UAE that holds a diversified investment portfolio covering an array of industries. The portfolio includes hospitality, real estate development and education assets. Established in 2007, the investment office owns several restaurants and hospitality projects in addition to integrated property services companies and a private school in Abu Dhabi.

THE PROJECT We were appointed to manage the fit out of a high end Mediterranean Restaurant in the Al Zohra Development in Ajman. The Al Thanani restaurant fit out included nearly 1,000 sqm of restaurant space including outdoor terrace seating and different kitchen areas. The total seating capacity of the restaurant is 145 pax, of which 80 are located outside on the terrace overlooking the Al Zohra Development. The mixed use development is built within a lush ecosystem to create an active seaside community. The restaurant atmosphere needed to complement the development and bring the coastal ambience to life. OUR APPOINTMENT Our role was to deliver turnkey project management consultancy for the pre and post contract cost in addition to fulfilling the role of commercial management consultancy. We were brought into this project to recover it. The project had already begun and was stalled due to unforeseen challenges on site. Our challenge was to reignite the delivery process through to operational handover. Once the programme planning was recovered, the work flow was seamlessly implemented. The designs required direct management and resolution in many respects in order to get the contractor to implement against design feasibility and achieve through the determined work flows and recovered programme.
THE BENEFIT The main risk for any stalled project is the loss of potential profit. We realise that a timely programme offers a much stronger return on investment for the project owners. It was really important to get this project across the line and bring it to operational handover so the asset can perform. The operator’s project team was extremely hands- on to support the successful completion of this project. Working together, we were able to deliver this and bring the restaurant to life for those living within the development in Ajman. The restaurant offers a unique atmosphere for its patrons and is a successful endeavour for the operator.

Aston Martin showroom | KHALIDEYA, ABU DHABI
THE CLIENT Etihad Towers for Real Estate LLC (ETRE) owns the iconic Etihad Towers in Abu Dhabi. A multi-use development the Etihad Towers consist of five luxurious towers. Three of which are residential, one office tower, and a five-star hotel. The towers are complemented by a high-end designer retail shopping mall known as the Avenue. Famous brandmarks, known for their luxury and sophistication are housed within this shopping destination for the refined and discerning shopper.

THE PROJECT The project was to build a world-class Aston Martin showroom for its vehicle collection. The showroom’s exterior design required to be in keeping with the high-end and sophisticated look and ambience of the Avenue at Etihad Towers while also having the distinction and brand essence of Aston Martin. The Aston Martin corporate identity was to be incorporated into the showroom design. The design was influenced by ‘The Pavilion,’ which was an integral driver to the crisp. clean, and elegant design of the building. The creation of The Pavilion was a main part of the ambience; it was to resemble an art gallery, or a luxury boutique retail platform. OUR APPOINTMENT Our role as project manager was to manage the design and fit-out of this unique car showroom. The design itself contained so many one-of-a-kind elements such as the proportionally low internal ceiling to emphasize the intimacy of the space as well as the ‘floating roofline’ that crated a cohesive yet distinct connection between the interior and the exterior of the showroom. The showroom inside and exterior was also accentuated by the seamless glazing which created the sentiment of an open space, while within the showroom. We paid particular attention to the unique design elements that distinguished this showroom at its prestigious address.
THE BENEFIT This challenging and ambitious design was carried out to completion within the design specifications, cost and timeline due to our ingenuity and capabilities in this field. The end result is a beautiful space that invites the clientele desired by the famous brand. The showroom itself is a marvel of design excellence both for the interior and exterior elements. Having worked on retail spaces for other luxury brands, we were able to bring together the necessary elements of high-end retail and create an atmosphere that would enable this company to be successful in its new space.

IKEA store | AL JIMI MALL, AL AIN
THE CLIENT Al Futtaim-IKEA is a tenant of Aldar Investment Properties PJSC . A key part of the Al Jimi redevelopment IKEA’s new Al Ain flagship store was designed and developed to bring modernity to Al Ain. The customer experience is a part of a new line in IKEA store concepts which are integrated into the mall structure. IKEA is a Swedish multinational conglomerate based in the Netherlands that designs and sells ready-to-assemble furniture, kitchen appliances, home accessories, and various other goods and home services and has been the world’s largest furniture retailer since 2008.

THE PROJECT Al Jimi Mall developed and operated by Aldar Properties PJSC, has undergone a 25,000m 2 extension and redevelopment to provide modernity to the region of Al Ain’s retail offering. The provision of the IKEA store as an addition to this, comprised 7,500m2 of this development. A complex cut and carve demolition, with steel frame extension and integration into the primary structure of the mall and the new car parking structure, the store provides a pivotal feature. Incorporating office spaces, logistics and customer delivery/collection facilities, the full IKEA F&B offering and front of house retail space the project will be completed for operation in Q4 of 2023. PMKConsult in partnership with Aldar is delivering the asset to IKEA in a fully fitted “Whitebox +Plus” condition. This includes the store internal finishes, shop fronts, external cladding, dining and kitchen areas in addition to the shell and core structure. OUR APPOINTMENT PMKConsult was appointed by Aldar Properties as the lead consultant for the delivery of the full Al Jimi redevelopment to which this Ikea unit contributed. PMKConsult provided the lead design services, the provision and coordination of all specialist design disciplines form conceptual to schematic design stages. In our capacity as lead consultant, PMKConsult also provides full project, commercial and construction management services to Aldar for the AED 300 million development; shepherding the process from concept to handover and ensuring quality and compliance of the contractors delivery in between.
THE BENEFIT Having delivered multiple mixed occupancy retail developments across the experience of our teams, and deploying internal coordination across all disciplines of design, commercial, contract administration and project management we are able to streamline the font tend approvals and permitting process. Working hand in glove with Aldar as developer and utilizing inter-entity relationships with Al Ain Municipality, we have been able to rationalize the permitting and statutory approvals processes for the scheme to permit the phased delivery and operation of the retail asset. As lead consultant, we were able to define the MEP design in coordination with the permitting phasing and approvals process to create individually commissionable systems to subdivide the asset and achieve BC approval for completion in phases across one asset reducing the clients overall delivery program and delay between rental income and completion of construction phases.

THE PROJECT Al Jimi Mall is Al Ain’s first shopping and entertainment destination offering families and shoppers a wide variety of their favourite brands in the heart of the Garden City. The mall is currently undergoing a massive expansion and renovation programme to add more stores, including Ikea store, and a 2-storey car parking structure serving to the 100+ outlets, bringing the total leasable area to 80,000 sqm. OUR APPOINTMENT We were appointed to provide project management services, commercial management services, and design management services. An expansion to the north side of the mall, the 2 storey car parking structure accommodates 400+ additional cars and consists of other retail units with sizes ranging from 1,500m to 6,500 sqm designed in a flexible way to accommodate different retailers area requirements, family dining, and coffee shops.
THE BENEFIT Having delivered multiple mixed occupancy retail developments across the experience of our teams, and deploying internal coordination across all design, commercial, contract administration and project management discipline, we are able to streamline the front-end approvals and permitting process. As lead consultant, we ensured to keep every discipline on the same page regarding what’s needed to stay on track for smooth and successful delivery. We are able to carefully analyse all potential risks to the project, quantify them and develop a mitigation plan so that they fit well within the broader context of our clients’ s strategic frameworks.

They have recently several assets throughout the UAE and are working to modernize and future proof these assets in order to ensure their lifespan and accessibility to their communities.

THE PROJECT The project consisted of the entire renovation of the Al Hamra Mall in Ras Al Khaimah with the objective of updating the look and feel of the entire asset, as well as enhancing the F&B offering at the mall. The project includes the renovation of all public areas and services, including ground and first floor corridors, installation of new skylights, rand renovation of wash rooms and prayer rooms. Further improvements to the malls amenities are being introduced through a new gym, F&B food court with drive thru, and incorporation of a fine dining plaza at the heart of the mall. The uplift to the appearance of the mall will be complete through the renovation of the malls centrepiece, which is a 35 meter diameter stained glass dome, along with the renovation of the exterior landscaping, façade and car park facilities. OUR APPOINTMENT PMK’s engagement for this project comprised project management, cost management, lead design and supervision. This means that we offered a comprehensive service to our client from the financial analysis and design process during tender all the way through to construction execution and handover. One of the biggest challenges overcome on this project was the constant evolution of the scope; being an operating mall works were carried out in phases and the design continuously changed to adapt to the needs of our client and the mall users. Procurement of the main contractor was also a complex process due to the tight time constraints of the project, we navigated this by doing a sole source tender with benchmarking to ensure procurement was done on time while still obtaining a competitive price for the client.
THE BENEFIT The added value that PMK brought to this project was being nimble and adapting to the scope changes required by our client. We successfully studied the feasibility of changes proposed and managed these pro actively with the main stakeholders to ensure timely and efficient implementation.

THE PROJECT The project entails the fit out of 28 retail units that are currently at base-build status. The retail platform is, located in the central plaza departure area of the new Midfield Terminal building at Abu Dhabi International Airport. The end users are high-end retail brands in fashion, watches and jewellery. With the airport currently in the final stages of construction, our work is being carried out in a ‘land-side’ environment; however, this will change to ‘airside’ environment, which brings additional complexities such as logistics, programming and security. OUR APPOINTMENT We are appointed to carry out the project, commercial and construction management services for this luxury retail platform. Our role involves bringing the project from feasibility through to completion and handover to DFS Operations Team in Abu Dhabi. We are handling the management of all the client’s consultants and stakeholders in delivering the design and the project, these include designers based in Europe, Asia and Middle East; lighting specialists in Italy; Engineers in Middle East; Global suppliers; and the client spread between Milan, Italy, Hong Kong, Perth, Australia, Singapore and Abu Dhabi in the UAE.
THE BENEFIT Our client is benefiting from our local knowledge in working with Abu Dhabi Airport Company (ADAC) and our extensive repertoire in completing complex projects to the highest standard. THE PROJECT Our client required to update the retail outlet for DKNY, which is the Group’s flagship brand. It was extremely important to our client that the design and finished project mirrored the brands high end quality. To carry out a full scale refurbishment on the existing retail outlet, we had to deliver the project within a short space of time to comply with the Mall of the Emirates protocol and guidelines about shuttering a shop for refurbishment. This aspect was a mission critical element as hefty fines are imposed if the work runs over the allotment of time. OUR APPOINTMENT We were appointed towards the end of the design phase, which meant that we had to take an in-depth look at the design element to ensure that all designs were in compliance with the Mall and local authority regulations. Meeting approval requirements can be a lengthy process if not managed effectively. Careful coordination between the brand’s design team in New York, the mall’s design team, and the contractor was crucial to our work at this stage of the process. With the design approved and compliant the work was initiated and completed ahead of schedule to ensure that our client would not face any fines.
THE BENEFIT We were able to mitigate delays successfully in the design approvals process. We also carefully monitored the construction process, ensuring the project was delivered ahead of the strict 60-day programme, while maintaining a high level of quality. With Alyasra being based in Kuwait, our local knowledge proved to be an invaluable help when coordinating approvals and general day-to-day activities. Our work and efforts for this client received considerable praise with the DKNY operations manager at Alyasra Fashion saying: “In numerous years in retail, I have never seen such a well-managed and seamlessly executed refurbishment.”

In 1997 Dorma launched its presence in the Gulf with its inaugural showroom in Dubai. THE PROJECT The Dorma “A World of Access” showroom provides a gathering place for architects, interior designers, and contractors to meet, view, and interact with Dorma product lines. The showroom, which is located centrally along Dubai’s main thoroughfare, Sheikh Zayed Road, is state of the art in all facets. It contains interactive audio- visual elements which gives the innovative company an unparalleled competitive advantage in the market. The world class door technology and controls manufacturer is able to display its extensive array of selective products within the custom-built product wall, which is fully automated and linked to an AMX control system for operation. OUR APPOINTMENT We were initially appointed to help Dorma re-tender for their showroom’s required works due to the wide-ranging offers that were returned to them following their in-house process. We re-initiated the tendering process ensuring that participating companies were well briefed on the requirement, which omitted the outlying bid responses. Once the contractor and other selections were made, we took on the role of managing the build and delivery of the showroom. The work required developing a showroom that not only showcased their products but also exemplified and demonstrated their innovation and technological prowess as a company.
THE BENEFIT Due to our experience, we were able to quickly identify key disconnects in the original tender documents, which once revised and reissued, narrowed the offers between five bidding contractors. Following the appointment of the contractors, we assisted in additional detailing of the design for both the fit out and the joinery works, as these items were concept-only as received from the consultant. Due to our core belief in a hands-on management approach, we were able to successfully delivery this one-of-a-kind showroom in time for the grand opening within the established budgets.

THE PROJECT Our client aimed to establish a franchise of the famous L’Oreal brand products in the latest up and coming district opposite of Downtown Dubai in the Emirate’s CityWalk development. The shop would be located prominently and uphold the immaculate brand standards and look and feel of the fashion brand L’Oreal and its line of Kerastase products. The store size is 206 sqm and covers the product line’s full range as well as having space for professional hair consultations. OUR APPOINTMENT Our role was to act as tenant and business operator representative and manage the entire development of the design, procurement, and fit out of this new store location. Upon the initial inception, the concept architect was appointed to as the custodians to the L’Oreal brand. This team managed the design development alongside our team to ensure that the guidelines from the head office were safeguarded while in keeping with the specifications and guidelines set forth by the municipal and local authorities. The main development was progressing slowly, which presented a challenge for the entire working team in terms of obtaining approvals and moving forward with our own shop front project.
THE BENEFIT The client benefited from our local knowledge and expertise in mitigating delays from the main development by carrying out other work streams that were feasible while we awaited the required feedback. We handled the entire scope of procurement and build contract and managed the interface with the developer, main contractor to deliver this beautiful retail establishment representing the Kerastase line of products in CityWalk. We liaised with multiple stakeholders located locally and across different geographies to bring about this successful conclusion within the budget specified by the client. The project concluded in Q1 2016.
